Our Online Presentation for Sellers

This is our web-based summary of our presentation to sellers when meeting with them about selling their Seattle area real estate. 1. Home owners that hire a Realtor® to sell real estate make more money, experience less hassle and sell faster than home owners choosing to do on their own.

  • Sales price of homes sold with a Realtor® were 18-22% higher than those sold without a Realtor® (For Sale By Owner - FSBO)
  • Understanding how to prepare the necessary paperwork is one of the most significant concerns, especially with all that's required for a real estate transaction in the state of Washington.

2. Pricing, Marketing and Communication. As your listing agents, we focus on these three areas as the most critical in a successful transaction.

Pricing. When you decide to sell your real estate, you want the highest possible return on your investment. Determining price is the most critical task in preparing your house for sale. Getting your pricing right the first time is the best strategy. Most serious buyers and buyer agents look for new listings as they come on the Northwest Multiple Listing Service (MLS) and the Internet. That is when the excitement and urgency surrounding your home is the greatest. If you price too high to "test the market" you may miss your target market and best potential buyers, as few serious buyers will bother to check back in a few weeks time to see if your price is reduced. Marketing. Effective marketing must be developed to influence the two most important groups of people in the real estate buyers market--Real Estate professionals and Individual Buyers.

Real Estate Professionals. We place your home on the Northwest Multiple Listing Service (NWMLS) AND actively market your home directly to real estate professionals in Seattle, all over the Puget Sound area and throughout the United States. We post multiple photos of your home (internal and external) on the NWMLS and on our multiple web sites in order to fully show your home. Even today with the ease of technology MOST agents still only attach ONE front photo on the listing service. We will use our "home staging" experience to make your photos look the most appealing to buyers. We'll share with you advice on how to "stage" your home for showing to potential buyers. More appeal can mean more dollars to you.

Directly to Individual Buyers. Even though most real estate buyers use a real estate agent for their transactions, they also tend to spend a lot of time searching on their own for real estate. Our marketing strategy includes getting deep into all information sources a buyer may use such as the Internet, newspaper, signs, open houses and flyers.
