You probably used the services of a real estate agent when your bought your home. In that situation, you were a buyer looking for a home already listing/marketed for sale. You may have met the agent at an open house or through a referral from a friend. This agent took on the role as a buyer's agent representing you and your interests throughout the transaction. Our Realtor code of ethics and the Washington State laws of real estate agency require that the buyer's agent work only on the behalf of the buyer.

Now, as a home seller, you need the services of a dedicated professional Realtor to solely represent your interests as a home seller. The roles and services of real estate agents are very different on both sides of the transaction. This is not to say that a buyer's real estate agent will intentionally deceive or mislead you. Realtors subscribe to a code of ethics and state law require basic integrity in all of our dealings with clients on both sides of a transaction.

However, when it comes to the nuances of each transaction, our commitment to you in the sale of your house is to ensure you have as much information as possible to make good, informed decisions. We ensure you are protected and your position asserted in every way throughout the entire transaction.

As your listing agents, we execute a detailed and comprehensive marketing plan to get your house widest exposure on the market and ensure the buyer and the buyer's agent are singing our tune for you.

Our service pledge to you:

Discuss "agency relationships" with you and give you a copy of the Law of Real Estate Agency pamphlet.

Develop a Comparative Market Analysis (CMA) to assist you in determining a price for your real estate.

Create and present a detailed marketing plan including specific strategies, programs, and targeted buyers.

Recommend property staging and enhancements to maximize marketing effect.

Provide a written estimate of YOUR expenses and proceeds from the sale.

Review your property history and disclosure statement and deliver it to each prospective buyer.

Promote your property through advertising, direct marketing, networking, and the Internet.

Provide you counsel and negotiating assistance on all offers to purchase your property.

Forward to you financial information as provided by the buyer and make every effort to have each buyer pre-qualified or pre-approved with a lender.

Monitor and communicate the status and satisfaction of contract contingencies.

Offer home purchase assistance, referral services and access to community and property information.

Contact you and follow-up after closing to assure the satisfactory completion of all service details.

We will update you on the activity regarding the sale of your AT LEAST once every 10 days or we will return $500.00 for each two week period that we fail to contact you.
